What model does Green Street use for its stock recommendations?
We use a proprietary IRR-based pricing model honed over 40 years. Our US buy-rated stocks have delivered a 20% annualized return since 1993 — roughly double the universe average. Full model details are in the client Learning Center.
For each REIT in our coverage universe, Green Street’s Research team produces and maintains a detailed NAV and Earnings model built out in Excel. Our detailed NAVs allow you to go several layers deeper into our analyst’s Excel models for a more granular analysis of key metrics including: income statement and balance sheet adjustments, cap rate build-ups, full development and land bank schedules, JV activity, asset and property management business lines, mark-to-market debt adjustments, same-store metrics, mid-period adjustments, detailed assumptions related to growth forecasts, and more.
Green Street’s cap rates are proprietary metrics. They represent the views of our Research team at a given point in time and help answer the question, “what cap rate would a given asset or portfolio trade at today?” Our team leverages a number of sources to generate our cap rates: frequent discussions with brokers and with public and private market participants, property tours, and transaction comps data. Coupling the high quality data sources with our seasoned, independent team of analysts exercising their judgement to estimate spot cap rates, we generate our proprietary cap rate times series which help our clients make the best possible decisions.
Green Street assigns letter grades to our top 50 U.S. markets and top 25 European markets. Grades range from A++ to D, and are meant to represent long-term rent growth potential as a spread to inflation. Grades are available at the Market, Submarket and Zip Code levels in the U.S. and at the Market and NUTS3 levels in Europe.
We begin using our development valuation model as soon as the shovel hits the ground. This typically occurs when REITs begin disclosing the development in their supplemental packages.

Green Street’s CPPI is based on frequently updated estimates of price appreciation of the property portfolios owned by REITs where other price indices are based on only closed transactions or formal appraisals that can make them out of date.
While other price indices rely on closed transactions or formal appraisals – both of which can take time to be reported and can lag behind the market, Green Street’s CPPI reflect live property portfolio values to keep up with the market. Since REITs own high-quality properties, the index measures value of institutional-quality assets. 
Green Street’s CPPI is value-weighted, measuring what’s happening in real estate prices in aggregate as opposed to equally-weighted indices that can provide a distorted view of asset pricing across markets.
