Traditional commercial AVMs lack accuracy and transparency because they are only as good as the data that drives them. Green Street’s AVM relies on real-time data that is consistently updated and verified by our Research experts. This assures that the inputs and outputs of the model are independent and unbiased.
The AVM calculates a final valuation estimate by weighting the results of each approach through a confidence scoring system. Confidence in each approach is determined by a number of factors including the number of provided model inputs. Because of this, the emphasis on each valuation approach can vary significantly from one property to another, depending on the property’s unique characteristics and data availability. The model also offers flexibility by allowing users to adjust the valuation weightings.
AVM leverages Green Street Sales Comps to fill in last sale price and sale date when these model inputs are not explicitly specified. In addition, AVM will fill in square footage / units, sector, and property name when a match is found on a single property valuation.
